Accurate Reporting and Supporting Imagery Leads to Reduced Offer for Multi-Million Pound Farm

Large properties, due to their size, often require additional planning to ensure everything covered and all information is gathered and collated in such a way that it is easy to follow and simple for our client to process.  This farm was no different.

The property consisted of the main  house a series of barn offices and out buildings, and a detached  country cottage, all sited on orchards and fields.

The asking price was more than £15 million so naturally our client was keen to ensure detailed condition reports were completed for all the properties and the associated land.

Four days of site visits were necessary to enable the team to complete the building survey and condition survey of the property and the wider farm.  Two were needed for the examination and documentation of the exterior and interior of the property, one for all the surrounding lands and the final day to perform a drone survey making sure that every key element was covered and images recorded.  The Mechanical and Engineering inspection was performed separately.

Due to the size of the land and the properties, a little over 5000 photographic images were taken in total.  The images were critical as they ensured that every single defect and issue was chronicled, giving everyone involved the opportunity to review and check each key piece and avoiding the need for any further site visits.  All of which helped to keep our clients investment to a very reasonable level.

Based upon all the various investigations Cube Building Consultancy completed a detailed condition report of the properties and the land.  The report provided costings of repairs works needed as well as the time they would take.  By including all these details our clients had a far better understanding of the worth of the farm and were able to submit a reduced offer with all the supporting evidence as to their offer.
